Renovate Or Replace? How To Decide What Your Slate Roof Needs

If your slate roof is starting to lose some of its beauty due to wear and tear, you are probably trying to decide if your slate roof can be renovated and repaired, or if it just needs replaced by a company like John Criner Roofing Inc. Luckily, others have been in the same position as you have. Use this guide to decide what is the best course of action for your roof.

Replacing slate can be very expensive, so it is important that you understand what the real problem is with your roof.

Determine What Is Really Wrong With Your Roof

Before you make any decisions, you need to determine what is actually wrong with your roof. The best way to determine what is wrong with your roof is to get up there and inspect it. If you don't want to get up there yourself, hire a roofing inspector to check out your roof.

First, you need to check to check on the condition of the tiles. How many tiles are you missing? How many tiles are cracked?

Then you need to examine the fasteners that are holding your shingles in place. Look at the state of the nails that are holding the shingles in place. Make notes if they are rusty or corroded.

Next, you need to examine the flashing. Flashing is the material that is placed over the joints in your roof. It's job is to prevent water leaks. Your flashing may be made out of galvanized steel or copper or some other form of metal.

Finally, check out your gutter system. Your gutters should be seamlessly aligned with your roof.

Repairs Your Slate Roof

If only a few tiles were missing or cracked, you do not need to replace your roof, you just need to have the tiles repaired.

Often times, fasteners wear out and break down long before the slate tiles they are holding in place break down. If your tiles are in excellent shape, and the fasteners are worn out, you just need someone to switch out the nails on your roof. You do not need your whole roof switched out.

The flashing on your roof, much like the fasteners, is likely to wear out long before your slate tiles do. Replacing all the flashing on your roof is a minor job that may take a good roofing contractor a day to complete.

If your gutters are loose, you just need to reattach or replace them.

Replace Your Slate Roof

As you can see from above, the other components of your roof are more likely to go out than your slate tiles are. You only need to completely replace your slate roof if the tiles are in disarray, and the majority of your tiles have developed cracks and are falling apart.

Make sure you really inspect your slate roof before you decide to replace it. Chance are, you just need to fix a few other elements of your roof that are relatively inexpensive and simple for a contractor to do. Your slate roof may outlast your house.
